Environmental and Geotechnical Solutions for Affordable Housing Developments in Texas

Round Rock, Texas

In Round Rock, Texas, Braun Intertec provided comprehensive due diligence services on a project involving the new construction of 252 units of affordable apartments. The development included nine slab-on-grade three-story apartment buildings, a leasing office, parking structures and outdoor amenity spaces. In early 2023, during the project’s planning phase, Braun Intertec completed a Phase I Environmental Site Assessment (ESA), prepared in accordance with Texas Department of Housing and Community Affairs (TDHCA) requirements; and a United States Housing and Urban Development (HUD) noise assessment. We continued to support the project planning with the completion of a pre-demolition asbestos inspection of the previous buildings scheduled for demolition. Prior to the start of the redevelopment, Braun Intertec consultants also provided asbestos abatement and demolition coordination.

Arlington, Texas

The second project consisted of an existing 280 unit apartment complex originally constructed in 2004 and located in Arlington, Texas. The apartment complex includes 16 slab-on-grade two and three-story apartment buildings, one clubhouse/leasing office with a maintenance shop, an outdoor swimming pool, a playground, and one laundry/mail building. The grounds of the site consist of paved parking/driveway areas and landscaped areas. During the fall of 2021, Braun Intertec completed a Phase I ESA, prepared in accordance with TDHCA requirements; pre-acquisition short-term radon testing; and pre-renovation asbestos inspections. Due to the presence of elevated radon throughout several units at the property, we coordinated and managed radon mitigation activities, including post-mitigation testing to confirm the system was mitigating radon appropriately.  

Georgetown, Texas

The final project consisted of new construction of 255 units of affordable apartments in the Georgetown, Texas area. It included eight slab-on-grade three-story apartment buildings, nine two-story townhome buildings, one clubhouse/leasing office, and exterior amenities including a pool. Braun Intertec assisted with the initial due diligence services in the fall of 2022 as part of the project planning, which included completion of a Phase I ESA, prepared in accordance with TDHCA requirements; a geotechnical evaluation; wetland delineation with jurisdictional determination assistance; and noise assessment of the planned multifamily buildings and exterior amenity spaces. Additionally, we further supported the project planning with additional geotechnical engineering consulting to address changes in the development plan. The geotechnical work entailed multiple rounds of drilling and adjustments in the site plan, necessitating the project team to pivot and modify the scope accordingly to provide a comprehensive evaluation of subsurface conditions for facilitating the development design.
