Tracking the migration of chemical vapors from subsurface soil and/or groundwater contamination into buildings is a highly specialized area of investigation and remediation required by state regulatory agencies across the country. Vapor investigation goes a step beyond Phase II ESAs by assessing vapors and associated risks. While a Vapor Encroachment (presence or likely presence of of volatile chemical vapors in subsurface of a property) can be identified during a Phase I ESA, Vapor Intrusion (VI) is a distinct investigation, and means that volatile chemical vapors from contaminated soil or groundwater is moving into nearby buildings.
